Most listing sites accept anyone who'll pay. We don't. We cap the number of properties we list in each Portugal region so guests aren't overwhelmed and owners aren't drowned out.
Quality, Not Quantity
Walk into the Albufeira section of any major listing site and you'll see thousands of villas. Try to compare ten of them and you'll lose your mind. Try to be the owner of villa number 847 and you'll never get a booking unless you pay for premium placement, which, of course, is the point.
Our approach is the opposite. We set a sensible cap for each region we cover, and once we hit it, we stop accepting new properties for that area until a slot opens up.
How the Caps Work
Each region we cover has a target number of properties based on size, popularity, and how many quality villas the area can sustainably attract guests for. When we hit that number, the region closes to new listings.
What if my region is full?
You can join a waiting list. When an existing owner doesn't renew, the next person on the list is offered the slot. Currently no regions are full so you do not have to worry about this yet.
What counts as a "region"?
We use the same regional definitions as our search filters. A town like Lagos has its own cap, and a wider area like the Algarve has a separate, larger cap that includes Lagos plus all the areas towns and villages.

Why It's Better for Everyone
Caps mean every owner who lists with us has a real shot at being seen. They mean guests get a curated set of properties they can actually compare. They mean we don't have to build "premium tier" features to differentiate the highest-paying owners from everyone else because nobody is buried in the first place.
